The Leasing Process


Scheduling your private tour...

Showings are scheduled during our office hours - Monday to Friday 9 am-5 pm. Weekend showings are scheduled by appointment.


Please schedule your showing 24 hours in advanced so that we can give our current tenants adequate notice before entering occupied apartments.

Filling out your rental application...

Our rental applications are available online under our "Vacancies" tab. Find the apartment you would like to apply for and click the "Apply Now."


All students are required to provide proof of income (paystub, W2, scholarship, financial aid, grants, loans, etc) OR have a parent/relative fill out an application as a guarantor/co-signer.


There is a non-refundable application fee of $30. Any guarantor/co-signer will also be required to fill out an application and pay the $30 application fee.


All applicants and will go through a background check and credit check. 


Applicants must provide employment and rental history for verification and references. 


We require applicants to have at least a 650 credit score and make 3x the rent to be approved WITHOUT a guarantor.

About your lease...

We typically offer 1 year leaes but will consider shorter terms on a case-by-case basis.


All tenants are required to pay a security deposit at lease signing. Security deposits must be paid in cash or other bank certified funds.


If you have a pet, a pet addendum will be attached to your lease. There is a one-time, non-refundable pet fee of $350 per pet that is due prior to move-in.

Pet fees may be paid online with a credit/debit card or e-check.


All of our apartments are all-inclusive with NO caps or overages on utilities.

Our move-in procedures...

Once your application has been approved, lease has been signed and deposit paid, we can move forward with scheduling your move in...


Keys cannot be picked up before 4 pm on the day of your move-in unless otherwise agreed upon.


All money owed (prorated rent, security deposit and pet fees) must be paid in full before moving in, unless otherwise agreed upon.


At move-in, you will receive your Campus Apartments welcome packet that will contain your parking passes, office contact information, tenant FAQ's and more.

    We have Management representatives and Leasing staff available at just a few minutes’ notice.  Our team is on location and ready to help make your experience at our complex smooth and enjoyable.

    We have our maintenance team available and just minutes away! They are prepared to take care of any repairs, fixes or maintenance related tasks you may encounter. Our team is on-site and ready to cover your needs.

  • Online Rent Payments & Maintenance Requests

    For your security and ease we have a special online service through Appfolio for all rental payments. Our residents are able to pay their rent and send in all maintenance or repair requests with just a few clicks from the comfort of their home.

  • Positive Credit Reporting

    At Campus Apartments, we help our residents raise their credit by reporting all on-time payments to the credit bureaus. This can help improve your credit score automatically and make it easier to obtain loans, get new credit cards and more!

  • Dog Park & Private River Access

    We want to provide fun for you and your furry companions! All of our residents have 24/7 access to our private dog park at our Riverside campus. Our private river access at our East campus allows you to experience a leisurely float down the Tuck or successful fishing experience.

    All three of our apartment communities are located less than 1 mile from Western Carolina University, with two communities having sidewalks and crosswalks to the main campus.

The Lodge

Located only 3 miles from WCU, The Lodge is perfect for those looking for a private mountain cabin but don't want to sacrifice the proximity to Cullowhee. Come relax and listen to the sounds of nature in this home featuring a large, partially covered wrap around porch/deck and fire-pit.
